Gabriola’s ‘downtown’ growth worries review panel presenter

In a presentation to the Official Community Plan (OCP) Volunteer Review Committee (VRC) meeting Feb. 9, Sorrenti noted that in addition to the almost completed Madrona mall, plans for a commercial kitchen at the Commons, and development on the EMCON grounds, there are plans for another mall and a medical clinic to be built in that area.

Sorrenti was against any new development in the South Road end of the Village until the impacts of the Madrona mall on traffic and parking plans could be analysed, and a strategic traffic flow plan could be created. She said she supported increased density in the Village, but that it should be beyond the school and “for the purposes of affordable housing”.

VRC member Sara Brockelhurst thought that the possibility of a commercial area at the south end of the island is often ignored, despite the existence of a “viable community” there. Past Trustee and committee member, Susan Yates, said that the Silva Bay area has been identified for a secondary commercial development node. Past Trustee Gail Lund added that there is already some undeveloped commercial zoning at that end of the island, and recommended that someone apply for it.

Committee members added the issue of traffic and parking in the downtown core as an issue to consider in their deliberations.
